How Much Does Floor Sanding Cost in Dublin?

If you have started looking into getting your wooden floors sanded, the first question is usually the obvious one: what is this going to cost? It is a fair question, but it is also one that nobody can answer accurately over the phone. Every floor is different, and the only honest way to give you a real price is to come out, have a look, and quote based on what is actually there.

What we can do is give you guide prices and explain what affects the final figure. The numbers below are the rates we use as a starting point. They are not set prices. The final figure depends on the condition of your floor, the timber, the finish you choose, and a few other things that only become clear on site.

Guide prices for floor sanding

The figures below are taken from our pricing page (as of May 2026) and apply across Dublin, Bray, Wicklow, and the surrounding areas we cover. Treat them as a starting point for budgeting, not a final quote.

• Sanding only: €15 per m². No finish applied. Useful if you are planning to oil or seal it yourself.
• Sanding and varnishing, semi-solid floors: €25 per m².
• Sanding and varnishing, hardwood floors: €30 per m².
• Sanding and varnishing, old pine (previously sanded): €30 per m².
• Sanding and varnishing, old pine (never sanded before): €35 per m². Old pine that has never been sanded usually takes more work to get level and clean.
• Sanding and oiling: €30 per m². For natural oil or hardwax oil finishes.
• Additional coat of lacquer: €13 per m². On busy areas like hallways or living rooms, an extra coat of lacquer adds a useful bit of durability.
• Floor staining: €20 per m². If you want to change the colour of the timber before sealing.
• Screen and coat: €15 per m². A light surface sand and fresh coat. Good if the existing finish is sound but tired, and a full restoration is overkill.

There is also a minimum daily rate of €450, which usually only matters on small standalone jobs. For most rooms it is not a factor.

Extras that often come up

The base rates cover the sanding and the finish. A lot of jobs need extras on top, priced separately:

• Mass gap filling: €15 per m². Sawdust mixed with resin pressed into gaps between boards.
• Gap filling with wood strips: €15 per m². Thin slivers of timber fitted into wider gaps for a more permanent fix.
• Replacing reclaimed pine boards: €30 per m². For boards that are too damaged to save.
• Floor repairs: Priced on inspection. Repairs vary too much for a flat rate.
• Stair sanding and sealing: €40 to €50 per step. Stairs are charged per step rather than per square metre, because they take much longer.
• Carpet removal: From €40 per room. Add disposal (from €75) or include gripper rod removal (from €45, or from €85 with disposal).
• Moving furniture: €30 per hour. Most people empty the room themselves, but the option is there if needed.

Why a consultation comes first

Anyone who quotes you a firm price for floor sanding over the phone, without seeing the floor, is guessing. A few of the things that can only be checked on site:

• The state of the boards. A floor that has been varnished once and is generally flat is much quicker to sand than one with deep gouges, paint splatters, old carpet glue, or sections that have been patched in.
• The type of timber. Semi-solid, hardwood, and old pine are priced differently because they behave differently under the sander. You cannot always tell from a phone photo.
• Whether it has been sanded before. Old pine that has never been sanded is harder work than the same floor on its second or third sanding.
• Hidden damage. Loose boards, woodworm, rot under a radiator, or boards that need replacing might not be obvious until the carpet comes up.
• Access and layout. Doorways, built-in furniture, awkward radiators, and tight corners all mean more edge work, which is slower.
• The finish you actually want. We can talk you through the options (lacquer, oil, hardwax) when we look at the floor.

The on-site call-out is free. There is no charge for us coming out, looking at the floor, and giving you an accurate quote in writing. It is much better for both of us than a guesstimate that might be wrong by hundreds of euro either way.

A rough budget example

To put the per-metre rates into context: a 20m² living room with a hardwood floor in decent condition, sanded and varnished at €30/m², works out at €600. An additional coat of lacquer (€13/m²) adds €260 for a more durable finish in a busy room. A whole house with multiple rooms, stairs, carpet to lift, and old pine that has never been sanded is a different conversation, which is exactly why we come out to look first.

What you should compare between quotes

If you are getting quotes from a few different sanders, do not just look at the bottom line. Check whether the same thing is included on both. Useful questions to ask: how many coats of finish are part of the price, what type of finish (water-based lacquer, oil, hardwax), is gap filling extra, is the work dust-free, are repairs covered, and is there a call-out charge for the initial visit?

A cheap quote that turns out to cover only the sanding and one coat of lacquer is not really cheap once the extras come back.
